Where do I begin? It is the question I hear most often, and the answer is almost never where people expect. You do not begin with houses. You begin with numbers, with your priorities, and with the areas that fit them. Here is the order of operations I use with every first-time buyer.
Step 1: Get pre-qualified, then get pre-approved
A pre-qualification gives you a quick estimate of what you can borrow. Pre-approval goes further: the lender verifies your documents, which tells sellers your offer is serious. Both take less time than most people expect, and I can point you to lenders who do this well and answer questions in plain English.
Step 2: Set a real budget, not your max budget
Take the pre-approval number and step back from it. Your search budget should sit comfortably under it, with room for closing costs, moving, and the first year of ownership. Staying under budget is the single best habit you can build in this process.
Step 3: Make your must-have and nice-to-have lists
Write down what you truly need: number of bedrooms, commute, school priorities, yard space. Then write what you want but can live without. When the right house appears, these lists are what stop you from drifting off course.
Step 4: Shortlist your areas
Cypress, Tomball, Magnolia, Spring, Pinehurst, and the Champions and FM 1960 corridor all have different personalities, schools, and price points. We narrow your list by walking through schools, commutes, and lifestyle, area by area, until two or three neighborhoods feel right.
Step 5: Tour with purpose
Touring is where buyers waste the most energy when the plan is missing. With a shortlist and a budget, every showing has a job: confirm the neighborhood, compare the condition, and test the systems. I keep notes on every house so nothing blurs together.
Step 6: Offer, negotiate, inspect, close
When you find the one, we move together: offer strategy, negotiation, inspection, appraisal, and the closing table. You will know what is happening at every step, because the plan is the point.
I love acting as a liaison, providing knowledge, and then working to provide options that are most suited for your needs.
